Estimates

We can provide you with an estimate for your proposals based only on what we can see at the time. Listed below are some of the elements that are considered.

Trees
When a tree has a preservation order on it or it is within a conservation area and a proposed extension or new build property is located near by we may suggest that an arboricultural survey and method statement is submitted with the planning application. 

Trial Dig

We usually recommend that part of an existing foundation is exposed in order to see if the existing foundations will be able to carry the additonal loadings associated with an extension or loft conversion. We have a set fee for this trial dig of £500 which includes putting back the ground as it was found. A soil sample will also be taken from this test hole which may need to be analised in the labouratory in order to establish the soil type.

Soil Investigation

When drains are lower than 3M below ground level or the waste water pipe is larger than 160mm diameter we may recommend that the foundations for the proposed extension or new build property are piled. In order to confirm the type of soil present a 10M deep bore hole will be needed together with soil samples and labouratory reports.   

Build Over Agreement

Building over a waste water drain or a manhole is very common. Shared waste water drains and sewers were adopted October 2011 and a build over agreement with the water authority must be approved in order for the building work to commence. Part of the agreement will require detailed drawings to be provided, which we can produce as part of the design process for an extra charge. We are happy to complete the forms on your behalf as part of this additional service and you will simply contact that company and pay their application fee direct.
